GENERAL SCOPE OF WORKS
1) STAGE 1: Pre Design Service
- Preparation of Brief and requirements for the project
- Spatial Schematics
- Consultation with authorities
- Selection of consultants
- Site Analysis of the existing fabric
- Preparation of a list of criteria that are generated by the site analysis
- Analysis of the local codes and regulations
- Preparation of list of requirements by local authorities.
2) STAGE 2: Schematic Design Services
- Preparation of schematic design in plans, elevations and sections.
- Issuing of drawings to relevant consultants
- Pre-Lodgement meeting with council (if necessary).
3) STAGE 3: Development Application Services
- Preparation of Architectural Drawings
- Preparation of Demolition Application for removal of existing structures of no significance (if required)
- Coordinating with relevant consultants for final submission
- Preparation of External Finishes and textures samples
- Preparation of 3d perspective (if required).
- Preparation of Waste Management Plan.
- Preparation of Statement of Environmental Effects.
- Preparation of Shadow diagrams based on 21 June 9am, 12 noon, and 3pm (if required)
- Preparation of Council Documentation (DA) and Submission.
- All Plan Printing, photocopying of documentation required for Development Application submissions.
- Liaising with council and any other statutory authorities throughout the approval process.
- Providing Clients/ Owner with Council and certifier updates.
4) STAGE 4: Construction Certificate
- Documentation/ Dimensioning
- Consulting with relevant and required Consultants (eg Structural Engineer).
PROCESS & DOCUMENTATION INCLUDED BY DAMOUR DESIGN:
1) Site Visit/ Inspection.
2) Analysis of Survey Plan.
3) Documented Site Analysis.
4) Assessment of DCP/ regulations/ policies and plans in relation to proposal.
5) Preliminary Sketches and general Design to suit the Brief.
6) Meetings with Council/ Client/ Consultants.
7) Architectural Plans For Development Application (DA), including:
- Incorporated Survey
- Site Plans ( Existing/ Proposed)
- Layout Floor Plans (Existing/ Proposed)
- Roof Plans (Existing/ Proposed)
- Elevations
- Streetscape
- Sections
- Site Analysis
- Shadow Diagrams
8) Schedule of External Finishes/ Colours
9) 3D montage of proposed. (Perspectives, if required by council)
10) Preparation of Council Development Application/ Checklist.
11) Waste Management Plan Report.
12) Construction Certificate Documentation (if required).
13) Preparation of Architectural Plans to submit to relevant Authorities.
14) Plan Printing & Photocopying (sets depend upon council requirements)
15) Co-ordinate with required consultants & incorporate documents into DA/CC package:
- Council
- Surveyor
- Landscape Architect
- Stormwater Engineer
- Structural Engineer
- Town Planner (If required)
(Note: Other specialist consultants may be required. It will be advised if Council or other authorities deem it to be necessary).
Council fees are charged upon lodgement of DA/CC and collection of CC. These are charged as a percentage of the cost of works. Council Fee prices can be obtained upon enquiry at the Council.
COPYRIGHT
Concepts, Sketches, final design documentation, paper copies or electronic copies of drawings will remain the property of Damour Design. Plans and documentation can only be used with a specific written consent from Damour Design.
FEES & PAYMENTS
Payment No.1 – 25% - Acceptance Fee
Payment No.2 – 50% - DA completion and upon lodgement of DA package to Council
Payment No.3 – 25% - Upon DA approval, and (if required) CC completion and lodgement of CC package.
CONTRACT ADMINISTRATION
Upon agreement with the client, damour design can either administer contracts and automatically include consultants which are required for the projects, and include their fees in an overall package for the clients convenience.
Another option can be for the client to independently source and pay the consultant required for the project. Consultants can be recommended if required.

- Surveyor
- Landscape Architect
- Hydraulics (Storm Water) Engineer
- Structural Engineer
- BASIX
- Town Planner
- Acoustical Engineer
